Property owner guide

Guidance for property and land owners: keep your records current, review your bills and pay your ground rent.

For property owners using EDDT SRMS. This guide explains owner access; it does not provide staff or administration instructions.

Getting started

This guide is for property and land owners using EDDT SRMS. Property, land and parcel refer to the same account-linked land record.

  1. Open SRMS and sign in with the account issued to you by EDDT.
  2. Find your property in the Property register and open its account.
  3. Review your property details, bills and available records.
Not yet registered? Contact EDDT for assistance with access and linking your property. This public guide does not display your records or create a login account.

Your access as an owner

Your owner account provides access to properties linked to you through current ownership. You can review available property and billing records, print permitted bills and download documents marked owner-visible.

You cannot edit property details, change ownership, upload documents or approve bills yourself. Ask EDDT to review any corrections or supporting documents.

If a property is missing, contact EDDT to check your access and ownership link. Do not use another person's login. Keep your password private.

Understand your property record

Use the property account number when discussing your records with EDDT. Check the names, location and available property details against your documents.

Owner and co-owner names

One owner is labelled Owner. Where there are several owners, each is a Co-owner. SRMS does not assign or display ownership percentages. If a name is missing or incorrect, ask EDDT to review it.

Land size

Estimated size (acres)
An estimate calculated from the recorded polygon. It does not replace the size stated in your indenture.
Indenture plot size (acres)
The size recorded from your indenture, entered separately by authorized staff.

A missing or Unknown value means information is not recorded; it does not mean zero.

Update your records with your indenture

Help keep your property records up to date by contacting EDDT with your indenture. Refer to your property account number if you have it, and explain which details need review.

  1. Check the names, property description and plot size on your indenture against the details available in SRMS.
  2. Ask EDDT how to provide your indenture and any relevant supporting documents through an approved channel.
  3. After EDDT has reviewed your information, check the updated record and contact them if anything still needs correction.
Protect your documents: do not send indentures, identification documents or private account information through public pages. Owners do not upload documents directly in SRMS.

Having a file on record does not automatically mean documentation has been reviewed or completed.

Ground rent and your bills

Keep your ground rent up to date. Open your property's Bills section to review the issued amounts, billing year, due dates, payments allocated and balance. Contact EDDT if you need help understanding what is due.

  1. Check that the bill belongs to your property account.
  2. Read its description, amount and due date. Ground rent and other charges may appear separately.
  3. Use the available payment option or contact EDDT to arrange payment.

A bill is an amount due, not proof of payment. If an amount or account detail appears incorrect, request a review before making a payment. Do not assume a blank bill list confirms that nothing is due.

Use the available bill print option for a paper copy or your browser's Save as PDF option.

Paying and checking payment confirmation

Where online payment is enabled, eligible outstanding bills have a Pay online action. If it is unavailable, contact EDDT about how to pay.

  1. Open the correct bill and check the property account and amount.
  2. Select Pay online and follow the checkout instructions. If the popup is blocked, use the same-tab fallback.
  3. After payment, check the recorded status and your property's Payments section. Retain your payment reference and receipt.

EDDT may provide a private payment link that allows checkout without signing in. Keep that link private.

Unsure whether payment completed? A closed popup or return page alone is not confirmation. If the result is pending or unclear, keep the reference and ask EDDT to verify the payment before paying again.

A recorded payment may be allocated across charges. If the balance does not match what you expected, ask EDDT to explain the bill and payment records.

Viewing documents and property photos

Open the property's Documents section to view files made available to owners. Use Download to obtain a permitted document. Some internal documents are not available through owner access.

The Photos section may show a primary image and gallery. Select a gallery photo or the photo in a map popup to view it larger. Use the close control or Escape to return.

If a document or image is missing, unreadable or incorrect, contact EDDT. Ask them to review or add the appropriate file; owner accounts do not manage uploads or photos.

Letters, notices and receipts

Your property's Correspondence section contains available issued letters, notices and receipts. Open a document to read it and use Print / Save PDF when available.

An Invitation Letter or Demand Notice may require your attention. Read its date, account details and message, then contact EDDT if you need clarification.

Issued documents retain the information recorded when they were generated. A later payment or correction may not appear on an earlier notice. Check current bills and payments, and ask EDDT about any difference.

Finding your property on the map

Use the available map views to locate your property and open its account popup. Search by account, use the relevant filters and select Fit parcels to return to the parcel extent. Full screen provides a larger view.

  • Main property map: property information and payment states.
  • Lease expiry map: information based on the recorded lease end date.
  • Documentation status map: the recorded documentation review state.

On the main payment legend, red means Unpaid, yellow Partial, green Paid and white Exempt. Use the displayed legend and billing year to interpret the map. Unbilled / void has a neutral state.

Unknown is not a conclusion: a missing lease date does not confirm expiry, and an unreviewed documentation status does not confirm completion. Ask EDDT to review missing information.

Map boundaries and estimated size provide context. Compare the recorded details with your indenture and contact EDDT about discrepancies.

Keep your contact details current

Let EDDT know when your phone number, email address or other owner details change. Accurate contact information helps EDDT communicate with you about your property.

Bill notices may be sent by SMS or email where those services are enabled and your contact details are available. Not receiving a message does not mean there is no bill. Check your SRMS records or contact EDDT.

Ask EDDT to review ownership changes and supporting documents. A request does not itself change the owner names shown in SRMS.

Getting help

Contact EDDT for help with your access, property records, indentures, ground rent or payments. This public page does not collect documents or account information.

I cannot sign in or find my property

Use the login issued by EDDT. Ask EDDT to check your access and the link to your current property. Do not share your password or use someone else's account.

My name, plot size or other details are incorrect

Note the property account and the detail that needs review. Contact EDDT and ask how to provide your indenture or other supporting documents privately. You cannot edit these records yourself.

My payment is pending or the balance seems wrong

Keep the bill and payment reference privately. Contact EDDT to verify the recorded payment and its allocation before attempting another payment.

I cannot download a document or see a photo

The file may be unavailable or restricted. Ask EDDT to check the document or image and your access. Do not assume that a missing file means your records have been reviewed.

Share the account reference and exact problem only through EDDT's approved private support channel. Never send passwords or post indentures, receipts or financial screenshots publicly.
